‘Twas the night before closing, and all through the house,

Not a creature was stirring, not even a mouse.
The boxes were stacked by the doorway with care,
In hopes that the moving truck soon would be there.

The buyers were nestled all snug in their beds,
While visions of countertops danced in their heads.
With contracts all signed and deposits in place,
They dreamed of their new home—its warmth and its space.

And I in my blazer, my laptop in tow,
Had just settled down after one final show.
When out on the lawn there arose such a clatter,
I sprang from my desk to see what was the matter.

Away to the window, I flew like a flash,
Tore open the shutters and threw up the sash.
The moon on the lawn, covered lightly in snow,
Gave a magical gleam to the yard down below.

When what to my wondering eyes should appear,
But a miniature sleigh and eight tiny reindeer.
With a driver so jolly, with charm so innate,
I knew in a moment—it must be my client, running late!

More rapid than eagles, his questions they came,
And he whistled and shouted and called them by name:

“On appraisal! On escrow! On lender and deed!
On inspection! On closing! Oh, what else do I need?
To the top of the porch! To the top of the wall!
Now hurry and help me, I need answers to all!”

As dry leaves before a wild hurricane fly,
When they meet with an obstacle, mount to the sky,
So up to the doorway the sleigh quickly flew,
With a bag full of papers—and the client too.

And then, in a twinkling, I heard on the roof,
The prancing and pawing of each little hoof.
As I drew in my head and was turning around,
Down the chimney my client came with a bound.

He was dressed in a sweater, from his head to his feet,
And his checklist was long—it was quite the feat.
A bundle of questions he flung on the floor,
And he looked at me wide-eyed, then asked for more.

His eyes—how they twinkled! His smile, how merry!
But the stress of it all made his expression wary.
“The utilities, the HOA, the mailbox, the code—
And when do I schedule the movers on load?”

I smiled and I laughed, as I answered each one,
Reassuring him that the hard part was done.
“The title is clear, the funding’s in hand,
Tomorrow, my friend, your new life is planned!”

With a wink of his eye and a nod of his head,
He finally relaxed and let go of his dread.
He spoke not a word, but went straight to his sleigh,
And waved with a grin as he drove away.

But I heard him exclaim, as he drove out of sight,
“Happy closing to all, and to all a good night!”
